Check which roof areas are included, which components are named, what preparation is allowed for, what materials are new, and who takes the rubbish away. If scaffolding, edge protection or awkward access affects the job, the quote should show how that has been allowed for rather than hiding it in the total.

Then check the exclusions, because good ones are not evasive. They show you exactly where a roofer’s promise stops. Look for whether ceiling repairs, electrical or solar work, structural carpentry or site drainage sit outside the job, and ask what happens if something unexpected turns up once the roof is open. Looks tired is not the same as leaks

Established roofs tend to raise both at once. Fading colour, moss and surface build-up are an appearance problem. A ceiling mark, a slipped tile or a failed junction is a performance problem. They can overlap, but one should never be used to quietly cover the other.

It matters because roof painting is a preparation and coating job, not a repair. A coating will not fix a leak, and anyone implying it will is selling you the wrong thing. If your roof needs both, we quote them as separate line items so you can see exactly what you are paying for and why.
