It is nearly always a join, not the middle of a sheet
A metal roof works as one connected system. The sheets shed water into the gutters, and everything that interrupts that path is a potential entry point: the side laps, the fasteners, the cappings, the flashings and anywhere something has been cut in.
Which is why the middle of a sheet is rarely the culprit. Water gets in at a join, then runs along a batten or a purlin until it finds somewhere to drop, and that is where you see it. Tracing it back is the actual skill in a metal roof repair.
Sheet, fixing or junction?
The sheets
Corrosion, dents, storm damage or old patch repairs. Surface rust is often repairable. Rust that has gone through the sheet is not, and we will show you the difference on your own roof.
The fixings
Screws back out, washers perish and old fasteners open up a hole every time the roof expands and contracts. A very common leak source and a cheap one to fix.
The laps
Where sheets overlap side to side or end to end. Poorly formed or sealed laps let wind-driven rain track back up under the sheet.
The junctions
Flashings at walls, ridges and cappings, plus anything cut in for a vent, flue, skylight or solar mount. Most metal roof leaks we find are here.
When a local repair is genuinely enough
If the fault is isolated, we can reach it safely and the sheets and flashings around it are sound, a targeted repair is the right answer and by far the cheapest one. Most calls turn out to be exactly this.
What changes the conversation is corrosion or failures showing up across several areas, or a roof that has been patched repeatedly in the same places. At that point another repair buys months rather than years, and we will tell you so and price the alternative properly rather than quietly selling you a fourth patch.
From your call to a fixed roof
Tell us where the symptom shows, when it started and anything that has changed. Photos from the ground or from inside are genuinely useful. Do not climb onto the roof to get them, and please do not walk on a metal roof at all. They are slippery, they dent, and a fall is a far bigger problem than the leak.
We come out, trace the water path back to the actual entry point, and quote the repair in writing with the affected area, the method, what gets reinstated and what is excluded. If we find something beyond the original fault, we show you before doing anything about it.

Long steady rain, wind-driven rain from one direction, or only after the rain stops. Each points somewhere different, and this is the single most useful thing you can tell us.

Which room, and how close to an external wall, a vent, a skylight or a change in roof height.
What has changed
Recent storms, solar or air conditioning installed, or previous repairs to the same spot. Old work is frequently where new leaks start.

Metal roof repair questions
Can you tell where the leak is from the ceiling stain?
Not reliably, and anyone who says they can is guessing. Water travels along framing, under a lap or from a junction before it drops, so the entry point is regularly well away from the mark. Tracing it back is what the visit is for.
Is rust always the end of a metal roof?
No. Surface rust is often repairable, and treating it early is far cheaper than the alternative. Rust that has gone through the sheet is a different matter, and we will show you the difference on your own roof rather than describing it.
What do metal roof repairs cost?
Resealing or refixing a leaking joint or fastener usually runs $300 to $700, finding and fixing a leak $300 to $900, replacing damaged sheets $600 to $2,000 and flashing work $350 to $800. Every job is quoted in writing after we have looked.
Can you match my existing roof sheets?
Often yes, though older or discontinued profiles can be harder to source. We check availability and tell you before you commit rather than after we have started.
Why does it only leak in certain weather?
Because wind-driven rain gets under laps and flashings that steady rain runs straight over. A leak that only appears with wind from one direction is a strong clue, and worth mentioning when you call.
Can I just seal it myself?
Sealant has its place on the right detail, but over movement, corrosion or a badly formed junction it hides the cause and makes the eventual repair harder. And getting onto a metal roof is genuinely dangerous. We would rather you called.
Do you work on Colorbond and older roofs?
Yes, both, on homes and commercial buildings. Older profiles need more care with matching and handling, and we will tell you upfront if yours is difficult to source.
Will you tell me if I need a new roof instead?
Yes, with the evidence from your roof. If corrosion or failures are spread across several areas, another repair buys you months rather than years, and we would rather say so than take the easy job.
