Start with the symptom
You do not need to work out what is wrong before you call. Just tell us what you have seen and when. These are the four we hear most.
A stain or a drip
Where it is, when it started and what the weather was doing all help. Water travels along battens and framing before it drops, so the mark is often not under the hole.
A rattle or movement
Loose sheets, lifted capping or a flapping flashing. Noise from inside rarely pinpoints the piece, but it tells us something has come adrift.
Something visibly broken
A cracked or slipped tile, a rusted patch, crumbling ridge mortar. Usually contained work, though we check the fixings and junctions beside it.
Water going the wrong way
Gutters overflowing, a damp eave, water down a wall. Could be debris, the fall, an outlet or a valley dumping too much into one spot.
Four places roof leaks actually start
Tiles
Cracked, slipped or mismatched pieces, plus the ridge and valley details around them. Matching an older profile can affect the price and we will tell you before you commit.
Metal
Sheets, laps, fasteners and the flashings between them. Surface rust is often repairable. Rust through the sheet is not, and we will show you the difference on your roof.
Junctions
Where the roof meets a wall, a chimney, a vent or a change in pitch. This is where most leaks live and where they are cheapest to fix early.
Drainage
Valleys, gutters and outlets. A drainage fault and a roof fault look identical from inside the house, so we check the whole water path.
A repair should stay a repair
The size of the work should follow the size of the problem. Not the other way round.
One contained fault
The fault is local and the roof around it is sound. That is a targeted repair, priced as one, and it is what most calls turn out to be.
A few known faults

Nobody can price a leak over the phone
The same stain on the same ceiling could be a tile, a metal lap, a valley, a flashing, a penetration or a gutter. Quoting from the symptom alone means quoting the wrong component, which is how people end up paying twice for the same leak.

When we will tell you a repair is not enough
Bringing up replacement is not a sales move, and we do not lead with it. But if corrosion, breakage, movement, old patching or water entry is showing up across several areas, another repair is money spent to buy a few months.
When that is the case we will show you why, with what we found on your roof, and price the alternatives properly so you can decide. And when a $400 repair genuinely sorts it for years, that is what we will recommend instead.
Two quotes saying repair can mean very different jobs
Check which fault each one has actually identified, what preparation is included, what gets removed, whether components are matched or replaced, what gets reinstated afterwards, and what is explicitly left out. If a quote does not name the fault, it is not a repair quote. It is a guess with a price on it.
Then ask the question that matters on an older roof: what happens if you open it up and find something unexpected? Ours is written into the quote and agreed before we start, rather than negotiated once the roof is open and you have no options.

How do I know what kind of repair I need?
You do not need to. Tell us the symptom, when it happens and anything you can safely see, and working out the cause is our job. Guessing the component before looking is how the wrong thing gets fixed.
Can you quote a leak over the phone?
Not honestly. The same ceiling stain can be a tile, a metal lap, a valley, a flashing or a gutter, and those are very different jobs. We come and look, then quote in writing. The quote is free either way.
Why is the leak nowhere near the stain?
Because water runs along battens, underlay and framing before it drops. The entry point is regularly metres uphill of the mark inside. Tracing that back is the part you are actually paying a roofer for.
What do common repairs cost?
Replacing broken or slipped tiles usually runs $250 to $450, repointing a section of ridge capping $300 to $600, finding and fixing a leak $300 to $900, flashing work $350 to $800 and valley iron $600 to $1,500. Most jobs come in at the lower end.
Will you tell me if I need more than a repair?
Yes, and we will show you why rather than just asserting it. If faults are repeating across the roof, another patch is money spent to buy a few months. If a small repair genuinely sorts it, that is what we will recommend.
Do you fix both tile and metal roofs?
Yes, both, on homes and commercial buildings. They fail differently and get repaired differently, and we work on both regularly.
Should I get up and look first?
No. Please do not. Roofs are a leading cause of serious falls around the home, and anything you can see safely from the ground or from inside is plenty for us to start with.
How quickly can you come out?
