Do you actually need one?

A leak is not a reason to replace a roof

A cracked tile, a rust spot or a leak can be serious without meaning the whole roof has to go. Plenty of people are quoted a replacement when a repair or a restoration would have done the job for a fraction of the price, and on a roof that still had years in it.

What genuinely points to replacement is the pattern: how often faults appear, how far the deterioration has spread, how many repairs have already been done, and whether the covering can still do its job at all. We look at the whole roof before saying anything, and if restoration will get you fifteen more years for a quarter of the cost, that is what we will recommend.

What is in the job

The roof is more than the tiles or sheets

A replacement quote should tell you exactly what “the roof” means. The covering is only the first layer of it, and the rest is where quotes quietly differ from one another.

The covering

Tile or metal, the profile and the colour. The part everyone talks about, and the easiest part to compare.

Ridges, hips and valleys

Where the roof changes direction, and where most future leaks would start if they are done badly.

What is underneath

Underlay, battens and whatever the old roof was hiding. We check while it is open and tell you what we find.

Flashings and penetrations

Wall junctions, vents, flues, skylights and solar mounts. Reused or replaced, and the quote should say which.

Gutters and roof edges

Often the ideal time to do them, since access is already paid for. We will quote it as a clear option either way.

Removal and disposal

Taking the old roof away and getting rid of it responsibly. Included in our quotes, and worth checking is included in anyone else’s.

What it costs and why

What actually moves the price

Size matters but it is nowhere near the whole story. Two homes with the same floor area can be thousands apart, and these are the reasons why.

Roof shape

Every valley, hip and change of direction is more labour and more detailing than a simple gable.

Height and access

Two storeys, steep ground or a tight block changes staging and edge protection, and it should be shown in the quote rather than buried.

Material

Tile and Colorbond sit at different price points, and switching between them has structural and drainage consequences we will explain.

What we find underneath

Battens and framing sometimes need attention once the old roof is off. We agree how that is handled before we start, not after.

Living through it

What it is like having your roof replaced

It is noisy, there is a lot of material moving around, and parts of the roof are open during the day. You can stay in the house throughout. We never open more than we can make weatherproof again before we leave, so your home is protected every night.

Before we start we will agree access routes, where materials and the skip go, and how we protect your garden, paths and anything else in the way. Weather affects safe removal and installation, so we will give you a realistic timeframe rather than a confident one, and keep you posted if it moves. Most homes take several days rather than weeks.

Comparing quotes

Two quotes saying roof replacement can be very different projects

Mark up which roof planes each quote covers, whether attached structures like the garage, patio or carport are in or out, and what happens with the gutters. Then check how the ridges, valleys, wall junctions, penetrations and roof edges are handled, because that is where the money and the future leaks both live.

Also check who removes and disposes of the old roof, what warranty comes with the materials and the workmanship, and what happens if something unexpected turns up once the roof is off. If one quote is thousands cheaper, it is usually leaving something out rather than being generous.

Before you choose

Decide what you want the new roof to achieve

It sounds obvious, but it changes the answer. Stopping water getting in, keeping the character of an older home, coordinating with an addition you are planning, or simply ending the cycle of repairs are four different goals, and they point to different materials and different scopes.

If you are considering switching from tile to metal, or the other way, that is worth talking through early because it affects structure, drainage and the junctions. Our tile roofing and metal roofing pages cover what each one asks of the rest of the building.

Indicative pricing

What a roof replacement costs

Every roof is quoted in writing after we have looked at it. The ranges below are a guide only and cover most Shellharbour homes; size, pitch, access and the condition we find can move a job outside them either way.

Tile roof replacement

$20,000 – $45,000

Colorbond steel replacement

$15,000 – $35,000

Tile-to-metal conversion

$18,000 – $38,000

Removal and disposal of the old roof

Included

Replacement is priced on roof area, pitch, access, the profile you choose and what we find once the old roof is off. We put all of it in the written quote before anything starts.

Common questions

Roof replacement questions

How do I know whether to repair or replace?

Look at the pattern rather than the age. Faults spread across the whole roof, repairs that keep coming back to the same places, or a covering that can no longer do its job all point to replacement. One contained fault does not. We look and tell you which, including when the cheaper option is right.

What does a roof replacement cost?

Tile replacement is typically $20,000 to $45,000 and Colorbond steel $15,000 to $35,000, with tile-to-metal conversions usually $18,000 to $38,000. Removal and disposal of the old roof is included. Roof shape, height, access and what we find underneath all move the number, so every job is quoted in writing.

How long does it take?

Most homes take several days rather than weeks, weather permitting. We never open more of the roof than we can weatherproof before we leave, so your home stays protected every night.

Do you take the old roof away?

Yes. Complete removal and responsible disposal is included in our replacement quotes. It is worth checking that it is included in any other quote you are comparing, because it is not always.

Can I change from tile to metal?

Usually yes, and it is often cheaper than staying with tile. It does affect the structure, the drainage and the junctions, so it is worth talking through properly rather than treating it as a colour choice.

Can I stay in the house?

Yes. It is noisy and there is a lot of activity, but the work happens outside and we agree access, material storage and protection with you before we start.

Should I do the gutters at the same time?

Often it makes sense, because the access is already there and new gutters complete the system. It is not automatic though, and we will quote it as a clear option either way rather than folding it in.

What warranty do I get?

You get the material warranty on the roofing itself plus our workmanship warranty on the installation, and we put both in writing at handover along with the detail of what was done.
