Before you say yes to a new roof

Flinders went up largely through the 1990s and 2000s, part of the wave of growth that spread Shellharbour south and west across former farmland. That makes it one of the younger established suburbs we work in, with most roofs now somewhere between 25 and 35 years old.

That age is a real turning point, and it is good news. It is when colour fades, pointing starts to crack and the surface looks tired, while the roof underneath is usually still entirely sound. It is the classic restoration window, and Flinders homeowners are frequently quoted for a replacement they do not yet need.

A 25 to 35 year old roof in sound condition is a restoration candidate. If someone has quoted you a full replacement, get a second opinion before you sign.

Larger, often two-storey homes

Flinders was built with bigger houses on bigger footprints. Height and access genuinely affect the price, so any quote should show how it has allowed for them.

Faded concrete tile

The most common Flinders complaint is a roof that looks old rather than one that leaks. Cleaning, repointing and recoating handles that.

Tired-looking, a leak that has appeared, or a specific fault. Start with what you have noticed and when. We will trace the actual cause rather than treating the symptom.

An extension or addition

The tricky part is where the new roof meets the old one. That transition drives removal, reinstatement, flashing and drainage, and it is worth getting right on paper before anyone is on site.

Send us the plans. Pitch, roof shape, valleys, gutters, outlets and trade sequencing all feed into a proper quote, and guessing at them helps nobody.

What to send us for an addition or new roof

If you have drawings, send the current set with the revision date. If selections or penetrations are still undecided, say so, and we will state our assumptions in the quote rather than bury them. Nothing slows a roof down like a set of plans that stopped being accurate three revisions ago.

Also tell us what is already on site: the existing roof form, how we get access, and which trades are working around us. On a two-storey Flinders home, access genuinely affects staging, edge protection and how long the job takes, and an honest quote shows you how that has been allowed for instead of hiding it in the total.

Not just a look

The covering changes the details, the interfaces and the information the rest of the project needs. An existing home usually sets the direction for you. An addition needs a deliberate transition between old and new. New work follows the specification.

What we will not do is push you toward one because it suits us. If your existing tile is sound and matchable, matching it is usually the cheaper and better answer. A completed home, an addition, a replacement or new work. It changes which information matters first and stops us asking you irrelevant questions.

2. Send what you have

Drawings for planned work, or a description and photos for a problem. Ground-level and indoor photos are fine. Never from the roof.

3. We look and quote

What is included, what is not, what access has been allowed for, and what happens if something unexpected turns up. In writing, before we start.

Solar, vents and extensions

Flinders homes are young enough that the roof covering itself is rarely the problem. What we find far more often is a penetration cut into a roof that was already finished: solar panels, a skylight, a vent, an air conditioning unit, or the join where an extension met the original roof.

That is good news, because it means the fix is usually contained. It also means the diagnosis matters. Recoating a whole roof will not fix a badly flashed solar mount, and anyone quoting you that has not looked properly.

I have been quoted a full roof replacement. Should I get another opinion?

On a Flinders home, usually yes. Most of the suburb was built through the 1990s and 2000s, and at that age the tiles are typically sound while the pointing, bedding and surface coating have aged. That is restoration work at a fraction of the cost. We will tell you honestly if replacement really is the answer.

When should a roofer get involved in an extension?

Early enough to look at the roof drawings, the material direction, the junctions and the trade sequence. The join between new and existing roof is where the problems live, and it is far cheaper to resolve on paper than on site.

Why is my ten or twenty year old roof leaking?

On a newer home it is rarely the covering. It is far more often a flashing at a wall junction, a valley not draining as designed, or something cut into the roof after it was finished, like solar or a vent. Those are findable and contained.

Does a two-storey home cost more?

Do you work on both tile and metal roofs?

Yes, both, on homes and commercial buildings. If your existing tile is sound and matchable, matching it is usually the better and cheaper answer, and we will say so.
