When it stops being a repair job

Whole-roof work uncovers components that are normally hidden, which is both the risk and the opportunity. It is the one time these things can be dealt with properly.

Underlay and battens
Checked while exposed. Old underlay is frequently perished, and replacing it is far cheaper now than ever again.
Ridges and hips
Bedded and pointed fresh as part of the job, with flexible compound rather than rigid mortar.
Valleys and flashings
The ideal time to renew them. Putting a new roof over old valleys is a false economy we will advise against.
Gutters and roof edges
Access is already there, so doing them now costs less than doing them later. Quoted as a clear option either way.
Penetrations
Vents, flues, skylights and solar. All need reinstating properly, and solar removal and refitting should be in the quote.

There is no single rate per square metre
Roof area is one input, and anyone pricing purely on it is guessing. Roof shape matters enormously, because every valley, hip and change of direction is more labour and more detailing than a simple gable.
Height and access change the staging and edge protection. The tile or sheet you choose changes the material cost. And what we find under the old roof can change the job, which is why we agree beforehand how that is handled rather than presenting you with a variation halfway through.

Could a restoration save me the money?
Very possibly, and it is the first thing we check. If the tiles are still sound and the problems are in the pointing, bedding and surface, a restoration costs roughly a quarter to a third as much. We will tell you which one your roof needs.
Should I switch to Colorbond?
It is usually cheaper and lighter, and it suits some homes better than others. It does affect structure, drainage and junctions, so it is worth a proper conversation rather than a snap decision. We quote both so you can compare properly.
Do you take the old tiles away?
Yes. Complete removal and responsible disposal is included in our quotes. Tile is heavy and disposal is a real cost, so check it is included in any other quote you are comparing.
What happens to the underlay and battens?
We check them while the roof is open, which is the only sensible time. Old underlay is often perished, and replacing it then is far cheaper than any future opportunity. We tell you what we find before doing extra work.
