Roof restoration in Shellharbour

Roof Restoration Shellharbour

Restoration is not one fixed package. On the right roof it cleans, repairs, repoints and recoats for roughly a quarter to a third of what a replacement costs. On the wrong roof it is money wasted, and we will tell you which one yours is.

  • Tile and metal roofs
  • 10+ years experience, fully insured
  • 10 year warranty on completed restorations
Is your roof a candidate?

Restoration only works on a roof worth keeping

An old-looking roof often needs one specific repair. A tidy-looking roof can still be leaking at a junction. Neither appearance tells you much, which is why we look before recommending anything.

You probably need a repair

A few broken tiles, one flashing letting go, an isolated metal fault. That is contained work and should be priced as such, not rolled into a whole-roof job.

You probably need a restoration

The surface is weathered across the roof, the ridge mortar has gone, there are a lot of small faults at once, and the tiles or sheets underneath are still sound.

You probably need a replacement

Deterioration is spread everywhere, repairs keep coming back, or the covering itself has simply had it. Coating that roof would be putting paint on a problem.

The honest test

When we will and will not recommend it

A restoration quote should tell you why your roof qualifies, exactly what is included, and what could change once we start. If it does not, you cannot compare it to anything.

We will recommend restoration when

  • The tiles or sheets are still sound once the defined repairs are done.
  • The surface will take the preparation and coating properly.
  • The ridge, tile, sheet and junction work can be priced before coating starts.
  • What you want from the roof matches what restoration can actually deliver.

We will tell you to do something else when

  • Components are failing across the roof or water is getting in at several points.
  • The surface or an old coating will not hold a new one.
  • There are structural or hidden questions that a surface job cannot answer.
  • You are hoping a coating will stop a leak. It will not.
What is actually in it

We pick the components, not a package

The familiar clean, repair, repoint and coat sequence suits many tiled roofs. It does not translate straight across to metal, and it is not automatic on any roof. Each stage should be there for a reason you can see.

We look first

Faults, materials, previous work, access and what you want out of it. That is what decides the job, not a standard list.

Cleaning

Stripping the build-up back so the surface will actually take a coating, while protecting your garden, tanks and the neighbours from the runoff.

Tile repairs

Replacing cracked, slipped or mismatched tiles where we can match them. If your profile is hard to source, we tell you before you commit.

Ridge capping

Repointed or rebedded according to what the capping needs. Not an automatic inclusion, and priced separately so you can see it.

Metal preparation

Coating condition, corrosion, fixings, laps and junctions all get assessed on their own terms. A metal roof is not a tiled roof with different prep.

Coating

Only where the surface, the preparation and the conditions will support it. Coating a roof that is not ready is the most common way this job goes wrong.

How the job runs

What happens, in order

We work out whether the roof can carry the work before we start quoting components. That order matters, because it is what stops a restoration being sold to a roof that needed something else.

Diagnose

Map the faults, the surfaces and where the water is meant to go.

Compare

Weigh a targeted repair, a restoration and a replacement honestly.

Select

Include only the components your roof actually needs.

Prepare

Plan access, cleaning, repairs and the weather windows.

Deliver

Do the agreed work in a sensible order, keeping the site tidy.

Hand over

Walk the finished roof with you, with the warranty in writing.

What it will not do

Where a restoration stops

A good quote is as clear about its limits as its inclusions. Here is ours, so nothing is a surprise later.

What is hidden

Stripping back can uncover deterioration nobody could see from the surface. If that happens we stop, show you, and agree what to do before carrying on. That process is in the quote, not invented on the day.

Structure

A restoration works on the roof covering. It is not an engineering assessment and it will not correct a structural problem underneath.

Other leaks

Ridge and coating work will not fix a leak at a flashing, valley or penetration that was excluded. If we find one, we quote it separately rather than quietly hoping.

Age

Restoration does not make an old roof new. It gets many more years out of the sound parts you already have, which on the right roof is excellent value.

Restoration across Shellharbour

Tell us what you want the roof to do

We take restoration enquiries for tile and metal roofs across Shellharbour and the surrounding suburbs, within about 20 km. Whether it is faults that keep returning, a weathered surface, crumbling ridges, an old coating, or getting the roof sorted before another job on the house, start by telling us which.

It helps to mention previous repairs, any leak history, roughly how widespread the problem looks and anything you can safely see at the valleys, gutters or penetrations. From the ground or from inside. Never from the roof. And if restoration turns out to be the wrong answer for your place, we will say so.

Common questions

Roof restoration questions

Straight answers to what people actually ask us. If yours is not here, just call and ask.

What is included in a roof restoration?

There is no universal list, and be wary of anyone who quotes one. Depending on your roof it can involve cleaning, defined repairs, ridge repointing or rebedding, and coating. What matters is that every component and every exclusion is written into the quote so you can compare it properly.

How is restoration different from a repair?

A repair fixes a defined fault. A restoration coordinates preparation and remedial work across most of the roof, and only makes sense where the existing covering is worth keeping. If you have one leak, you want a repair, and we will say so.

When is replacement the better option?

When deterioration is spread across the roof, repairs keep returning to the same places, or the covering simply cannot support the finish you want. Replacement costs several times more, so we only recommend it when we can show you why.

Can a metal roof be restored?

Often yes, but it is a different job to a tiled roof. Sheets, existing coating, corrosion, fasteners, laps, penetrations and flashings all get assessed on their own terms. Surface rust is usually workable. Rust through the sheet is not.

Does restoration always include painting?

No, and the word gets used very loosely. Coating is only included where the surface, the preparation and the conditions will actually support it. If your roof will not hold a coating, we will not sell you one.

How much does it cost?

Most three and four bedroom homes fall between $4,000 and $9,500, with larger or steep, awkward-access roofs running higher. For comparison, replacing the same roof is usually $18,000 to $45,000. Every job is quoted in writing after we have looked.

How long does it last?

With sound preparation and a quality coating system you should expect many years of service, and our completed restorations carry a 10 year warranty on the work. Keeping the gutters and valleys clear is the single best thing you can do to protect it.

Is the work covered by a warranty?

Yes. Roof restorations and roof painting carry a 10 year warranty on the work we complete. You get the warranty in writing at handover, along with the detail of what was done.

Worth knowing: compare restoration quotes component by component. Cleaning, repairs, ridge work and coating should each be there for a reason you can see on your roof, and anything excluded should be written down rather than assumed.
