Metal Roof Replacement Shellharbour
Rust in one area rarely means the whole roof is finished. We check how far it has actually gone before quoting a replacement, because sheets can often be replaced in sections instead.
- Full Colorbond range
- 10+ years experience, fully insured
- Removal and disposal included
We check whether you can replace part of it first
Condition mapped across the whole roof, profiles matched properly, and removal planned so you are never left open.
When it stops being a repair job
One rusted patch or a few failed fasteners is a repair, and it should be priced as one. The case for replacing the whole roof builds when the problems stop being isolated.
Rust through in several places
Surface rust is treatable. Rust that has perforated the sheet in multiple areas is telling you the coating has failed across the roof.
Fasteners letting go generally
Screws backing out here and there is maintenance. Fixings failing along whole runs usually means the sheets have been working loose for years.
Repairs that keep returning
Patch after patch in the same areas costs more over time than doing it once. At some point the patches are the expensive option.
Nothing left to match
If the profile is long discontinued and too much needs replacing, sectional repair stops being practical whatever the condition.
The sheets are only the start
A replacement quote should make clear what is included beyond the roofing itself, because that is where quotes quietly differ from each other.
Sheets and profile
Removal, disposal and the new covering in your chosen profile and colour from the Colorbond range.
Battens and structure
Checked once the old roof is off. It is the only practical time, and we tell you what we find before doing extra work.
Flashings and cappings
Ridge cappings, barge and wall flashings. Reusing old flashings under a new roof is a false economy and we will say so.
Insulation and sarking
Worth considering while the roof is open, both for comfort and for condensation control under metal.
Gutters and roof edges
Access is already set up, so it costs less now than later. Quoted as a clear option rather than folded in.
Penetrations
Vents, flues, skylights and solar. Removal and refitting should be in the quote, not added afterwards.
Profile and finish, chosen for the roof
The new covering should be selected for your actual roof rather than from a colour chart. Roof pitch is the big constraint, because some profiles need a minimum pitch to shed water properly and using the wrong one causes leaks that no amount of workmanship will fix.
Beyond that it is about how the profile handles the junctions, penetrations and drainage on your particular roof, and what finish suits the exposure where you are. We will talk through the trade-offs rather than steering you to whatever we have most of.
Staged so you are never left open
The whole roof does not come off at once. We work in sections, and we never remove more than we can make weathertight before we leave. Your home stays protected every night whatever the forecast decides to do.
Before we start we agree access, where the materials and skip go, and how we protect the garden, paths and driveway. It is noisy but it all happens outside, and you can stay in the house throughout. Most homes take several days rather than weeks.
Settle these before you compare prices
Make sure every quote covers the same roof. Are attached structures like the garage, patio or carport in or out? Are the flashings and cappings new or reused? Are the gutters included? Is removal and disposal in the price?
Then check the material specification, the warranties on both the product and the workmanship, and what happens if something unexpected turns up once the old roof is off. If one quote is thousands cheaper than the others, it is almost always leaving something out rather than being generous.
If it is leaking now, that is a separate conversation
An active leak does not have to wait for a replacement project to be planned, quoted and scheduled. We can make it safe or carry out a holding repair while you work through the bigger decision, and we will tell you honestly whether that money is worth spending or better put toward the replacement.
What we will not do is use an urgent leak as leverage to rush you into a much bigger job. Those are two different decisions and they should be made separately.
What metal roof replacement costs
Every roof is quoted in writing after we have looked at it. The ranges below are a guide only and cover most Shellharbour homes; size, pitch, access and the condition we find can move a job outside them either way.
Most three- and four-bedroom homes
$15,000 – $30,000
Large or complex metal roofs
$30,000 – $35,000+
Replacing tile with Colorbond
$18,000 – $38,000
Removal and disposal of the old roof
Included
Colorbond profile, insulation and the state of the battens underneath are the three things that move a metal replacement price most.
Metal roof replacement questions
Does rust mean the whole roof needs replacing?
Not automatically, and this is worth checking properly. Where the rust is, how deep it goes and whether it has perforated the sheet all matter. Surface rust in a few areas is repairable. Perforation across several areas is a different story.
What does metal roof replacement cost?
Most three and four bedroom homes run $15,000 to $30,000, with large or complex roofs going higher. Replacing a tile roof with Colorbond is usually $18,000 to $38,000. Removal and disposal is included and every job is quoted in writing.
Can you replace just part of the roof?
Often yes, and we will tell you when that is the sensible option. Matching an existing profile is the usual constraint, and we check availability before quoting rather than after.
Which profile should I choose?
It depends mostly on your roof pitch, because some profiles need a minimum pitch to shed water properly. Beyond that it is about junctions, drainage and exposure. We will explain the trade-offs rather than pushing a particular product.
Should I add insulation while the roof is off?
It is worth considering, both for comfort and for managing condensation under metal. The roof being open is the cheapest opportunity you will ever get, so we will quote it as a clear option.
How long does it take?
Most homes take several days, weather permitting. We work in sections and never open more than we can make weathertight before we leave, so your home is protected overnight.
What warranty do I get?
The material warranty on the roofing itself plus our workmanship warranty on the installation. Both in writing at handover, along with the colour and batch details and the final photos.
My roof is leaking now but I cannot afford a replacement yet
Tell us that. We can make it safe or do a holding repair while you plan, and we will be honest about whether that money is well spent or better put toward the bigger job. We will not use an urgent leak to rush you.
