Why Oak Flats roofs reach us when they do
Most of Oak Flats was built from the 1950s onward, on blocks first carved up in the 1920s as holiday land beside the lake. That history is the reason we get called here. A large share of these roofs are now 55 to 70 years old, which is well past the point where the original ridge bedding and pointing have given up at least once.
It means the conversation in Oak Flats is usually restore-or-replace rather than patch-it. The good news is that a roof of this age is often still perfectly sound underneath, and a restoration costs a fraction of a replacement. We will tell you honestly which one yours is.
Ridge capping is the usual culprit
Sixty-year-old mortar bedding cracks, lifts and lets water past the capping. It is the single most common fault we find on Oak Flats tile roofs, and it is fixable without touching the rest of the roof.
Terracotta near the lake
The older cottages closer to the water often still wear their original terracotta. It needs different handling to the concrete tile on the post-war homes around it, and it should never be pressure-cleaned the same way.
First replacement coming due
Roofs of this vintage are at or past the age where the covering itself is the limit. If repairs keep returning to the same spots, that is the roof telling you something.
Established blocks, mature trees
Decades-old gardens mean gutters and valleys fill faster than they did when these houses were new. Worth checking at the same time as any roof work.

Knowing which one you are asking saves you money, because it stops a simple repair being sold as a full restoration, and it stops a worn-out roof being patched over and over.

Repair, restore or replace
Is it just one spot?
If the trouble is in one area and the roof around it is sound, a targeted repair is the right answer and the cheapest one. We still check the tiles, flashings, penetrations and valleys nearby, because the visible fault is not always the whole fault. See our roof repairs page.
Have several jobs piled up?
Ridge capping, cracked tiles, surface preparation and coating often come due around the same time. When that happens, a restoration does them together and costs less than doing them one at a time. It only works if the roof underneath is worth keeping, and we will tell you if it is not.
Is the roof itself the problem?
When the covering can no longer do its job, no amount of patching fixes that. Replacement is its own project, and we quote it that way. Our roof replacement page covers material, removal and coordination.
What about the gutters?
Gutters, valleys and outlets often overlap with roof work, and doing them together can save you a second set-up cost. We will tell you when that is worth it and when your gutters have years left in them.

What you can see
Roof material, anything visibly out of place, marks on the ceiling, which rooms, and how the gutters behave in heavy rain. Note it from the ground or from inside. Do not get on the roof.
When it happens
Only in driving rain from one direction? Every downpour? After a storm? This is the most useful thing you can tell us, and it often points straight to the cause.
What has been done before
Previous repairs, coatings, solar panels, extensions or anything else that has been added to the roof. Old work is frequently where new leaks start.

Two very different roofs
If you have a tile roof
We look at the tile profile and whether we can match it, the ridge capping and its bedding and pointing, the valleys, the flashings and anything penetrating the roof. A few broken tiles is usually a contained job. Cracked capping and mortar crumbling along the ridges is a bigger conversation, and age alone does not decide it either way.
If you have a metal roof
We look at the sheet profile, the laps, the fasteners, the flashings and the penetrations. Surface rust is often repairable. Rust that has gone through the sheet is not, and we will show you the difference on your own roof. Our metal roofing page has more.
Whichever you have
Ask any roofer what happens if they open the roof up and find something they did not expect. On an established Oak Flats home that is a fair question, and the answer should be agreed before work starts rather than negotiated once the roof is open. Ours is in the quote.
How to tell two roofing quotes apart
Two prices mean nothing until you know they cover the same work. Check what is actually included: which areas of the roof, which components, what preparation, what gets removed and taken away, and what happens if something unexpected turns up. A dearer quote often includes work the cheaper one leaves out, and a bigger job is still wasted money if it does not fix your actual problem.

Oak Flats roofing questions
My ceiling has a stain. Does that mean the roof above it has failed?
Not necessarily, and that is the single most common misread we see. Water runs along battens, underlay and framing before it drops, so the entry point is often metres away from the mark on your ceiling. Photograph the stain, note which weather brings it on, and let us trace it back properly.
Should I repair my roof or restore it?
Repair when the problem is contained and the roof around it is sound. Restore when several jobs, like ridge capping, broken tiles, preparation and coating, have stacked up on a roof that is still worth keeping. If restoration is not the right answer for your roof, we will say so rather than sell you the bigger job.
When does a roof actually need replacing?
When the deterioration is spread across the roof rather than sitting in one place, when repairs keep coming back to the same areas, or when the covering can no longer do its job. Replacement is a bigger project involving removal, flashings, valleys, roof edges and drainage, so we quote it separately and show you why it beats another round of repairs.

Should I do the gutters at the same time?
Often it makes sense, especially when the gutters, valleys or roof edges are already part of the job. It is not automatic though. We will show you on the quote which drainage parts are included, which are excluded, and which we think can wait.
How do I get a quote if I do not know what is wrong?
Just describe what you have noticed: where it shows up, when it started, what the weather was doing, and the roof material if you know it. You do not need to diagnose anything, and you should never get on the roof to find out. We will work out the cause. Quotes are free.
How old are most roofs in Oak Flats?
Most of the suburb went up from the 1950s onward, so unless a roof has already been replaced you are typically looking at 55 to 70 years of service. At that age the ridge bedding and pointing have almost always failed at least once, even where the tiles themselves are still sound.
Should I restore or replace an older Oak Flats roof?
It depends on the covering, not the calendar. If the tiles or sheets are still sound and the problems are in the ridges, pointing and surface, a restoration will get you many more years for roughly a quarter to a third of replacement cost.
